1. Check-in – Unless special arrangements have been previously made with the Owner: Check-in is to be no earlier than 3PM on day of arrival. Renter and all guests must check-out no later than 10 AM on day of departure 2. Smoking - This is a NON-SMOKING property. Renters may NOT smoke anywhere inside the house. A sand can is located on the deck for your convenience. Extinguish and dispose of all butts appropriately. Do NOT throw any butts on the lawn or in the water. Evidence of smoking inside the house will result in complete forfeiture of your security deposit. 3. Pets - Pets ARE NOT permitted on the property. 4. Age - Renter must be 25 years of age or older. 5. Security Deposit – A security deposit of $500 for weekly & $250 for daily rentals is required. This deposit must be received within 7 days of booking the reservation in order to confirm and hold your dates. This deposit is NOT applied toward rent. It is however fully refundable within 14 days of departure, provided the following provisions are met by Renter: a. No damage to the house or property, beyond normal wear and tear. b. No damage to the contents of the house/property & all property is accounted for upon checkout. c. No smoking has taken place within the house during the rental period. d. All garbage and recyclables are put in the appropriate receptacles provided. e. All soiled dishes are cleaned & returned to location they were found. f. Sheets from any bed(s) slept in are stripped and left on top of bed. g. All key(s) are to be returned to the lockbox from which they were taken. The charge for lost or unreturned keys is $35 per key. h. Renter is not evicted by Owner or local law enforcement. In this event, your entire deposit and all rental monies will be forfeited. 6. Payment – Payment is required by the date as noted in the Rental Agreement. Payment may be made in the form of traveler’s checks, bank money orders, cashier’s checks, or personal checks made out to Cedar Shores Lodge, LLC. Upon receipt of payment, directions, a map, lockbox instructions, telephone information, supply advice and a welcome guide will be mailed to you. 7. Maximum Occupancy – Our rates are based upon the number of guests occupying the premises. That number shall not exceed 6 or 10 persons (adults and/or children). Any number of guests exceeding this amount will be subject to a fee of $15/guest, per night. 8. Subletting - Subletting is not permitted. 9. Supplies – Rental rate includes a one-time set-up of bed linens, blankets, tablecloths, bath towels, washcloths, kitchen towels and dishcloths. Additional staple goods such as dish soap, laundry detergent, hand soap, garbage bags, paper plates, foil, plastic wrap, napkins, paper towels and toilet paper are provided for your convenience. Some additional supply items are stored for your use; however they will not be restocked during your stay unless prior arrangements have been made. A complete list of supplies, their amounts and storage locations will be forwarded to you upon receipt of your rental payment. 10. Cleaning - Upon checkout, Renter is responsible for only those cleaning activities as described above in #5 - Security Deposit items d, e, f. All other cleaning - vacuuming, dusting, washing of linens, etc. is included with your cleaning fee. Daily cleaning services are not included in your rental fee, but are available for an additional charge. 11. Candles - Burning of candles is prohibited. Violation of this policy is grounds for eviction without refund and forfeiture of Security Deposit. 12. Use of Property - Renters may use anything found on the premises with the exception of the garage, its contents and any locked cabinets found inside the house. Renter may not force entry into garage or locked areas under penalty of trespass. Renter is responsible for care of the premises, and for any and all damage caused by negligent or wrongful acts caused by the Renter or his/her guests. Renter shall take care to keep things in the condition found and return items to the location they were found in. Renter agrees to pay for any damages or missing items, as well as any excessive cleaning fees associated with abuse or misuse of property. 13. Septic System – No feminine products or any tissues other than what is provided are to be put in the toilet. The toilet is a water-saving model. In order to prevent clogs, please limit the amount of toilet paper with each use. A plunger is provided in the event a clog occurs. Be aware that the cabin waste system is connected to a septic field. Please take care to use products compatible with septic systems. Do not pour any grease down the drain. A grease pot is provided under the kitchen sink. 14. Warranties – The Owner strives to maintain the property in good condition and will arrange for appropriate repair/replacement as soon as possible under prevailing circumstances. The Owner does not warrant any refund of rental monies stemming from: (1) breakdown of any appliances/devices, (2) power outages, or (3) adverse road/weather conditions. It is understood the Renter and his/her guests use the premises at their own risk. The Owner shall not be held liable, nor otherwise responsible in any way for injury to Renter or guests, that is caused or permitted to be caused by the intentional or unintentional acts of Renter and/or guest(s) or by the failure of structures. appliances, furnishings, and/or other equipment, whether by malfunction, misuse, acts of God or Nature, and/or otherwise naturally occurring. The owner shall not be held responsible in any way for allergic reactions, caused or permitted to be caused by materials utilized in the manufacture of the premises or by the contents and/or furnishing of the home. By endorsing this Agreement, Renter hereby agrees to forever hold-harmless and indemnify Owner from any liability/responsibility arising therefore. 15. Inspection – Owner or his employees shall have the right to enter the property at reasonable hours for the purpose of making repairs or restocking necessary supplies. Owner will notify Renter at least 8 hours prior to arrival by calling Cedar Shores Lodge or Renter’s cell phone # as provided. 16. Good Faith – This agreement imposes an obligation of good faith in its performance and enforcement. Renters understands that upon violation of any conditions, agreement, restrictions, covenants, and obligations of this Agreement, the Owner may terminate this Agreement and enter the property by force or by statutory proceedings, in which case any and all moneys paid by Renter to the Owner will be forfeited by the Renter as liquidated damages in addition to, but in lieu of, any other right or remedy available under law. 17. Vehicles – The number of vehicles allowed on the property shall not exceed 5 (five). Other arrangements must be made for the parking/storage of excess vehicles, trailers, campers, etc. No campers or RV’s are allowed unless that vehicle is your only means of transportation or previous arrangement have been made with Owner. Such a vehicle may not be hooked up to the house, nor shall it be used for lodging. 18. Neighborhood Etiquette – We have wonderful neighbors and ask that you respect their privacy as well. Renter or his/her guests shall not disturb neighbors with loud noise or music, or unlawful, unsafe, and/or pollution causing behavior. No firearms or fireworks are allowed on the premises. 19. Lost & Found – If Renter leaves something behind and needs to have it returned, arrangements will be made for the packaging and return. The cost of this service will be deducted from your security deposit. |
